Styling Your Home for Sale and Presentation
Hi there! Lorraine here from HOUSEDRESSINGS Ltd AUCKLAND.
www.housedressings.co.nz
Here are some vital tips for presenting your home for sale.
1. De-clutter your living spaces. Start first on the kitchen area. Clear all clutter on bench tops, window sills and clean all surfaces. All papers, bills, debris, file neatly away.
MOTTO: When in doubt – chuck it out! Or at least store it away!
2. Re-arrange living room for a good spacial flow & layout. Any pictures on walls should be placed at eye level and curb all the personal pics and effects scattered throughout.
Minimalism is best as most potential buyers can’t imagine themselves living in that space with your accumulated clutter.
3. Add some bright funky cushions to your existing sofas to modernize and enhance the setting and place a nice rug under the coffee table (maybe shagpile or something contemporary ) to complete and define the living area.
Lighting is paramount for ambiance, so include a modern standard lamp or side table and lamp.
Accessories and modern art play a huge role in creating the ‘wow’ factor and clever use of colour is most important.
These are the important factors which brings it all together.
4. Beds should be dressed up with modern duvets/plump pillows/valances/ cushions/bedside cabinets and stylish lamps. These don’t have to be expensive-go for style.
5.Bathroom: Add soap pumps/quality towels and choose colours to co-ordinate the existing.theme.
6. Don’t forget the entrance area. This is the first introduction to your home. Add a hall table with a floral arrangement or maybe a candleabra with canvas artwork above. (Abstracts work well in most settings.)
When having an open home – make sure you have some music playing in the background. Light jazz works well or easy listening classics. This helps curb the awkward silences and helps people to linger longer to create a ‘connection’ with prospective buyers.
If you feel you are out of your comfort zone in acheiving this, then call a Home Staging Professional.
HOUSEDRESSINGS Ltd are experienced in putting it all together, taking into account the style of home, existing colour scheme, best spacial layout. and your budget .

Home $11.94 Former Disposable Hero of Hiphoprisy Michael Franti takes his ideas even further with his debut record, covering a wide range of topics addressing the social conditions not only relevant to the African-American community, but to society in general. Immediate comparisons to other artists such as A Tribe Called Quest and Arrested Development are inevitable. They were all socially conscious and chose to have a message in their music, an angle decidedly different from the other two avenues of hip-hop of the time that focused on either gangster material or good-time, mindless commercial fodder. With a dark, brooding voice that could easily place him as the heir to Isaac Hayes or Barry White, Home greatly stressed consciousness and social thought over material value, but not at the expense of cheapening any other aspect of production. The whole vibe brought forth by employing a live band and backing singers easily paved the way for many nu-soul artists who continue to seek this path of influence. In the annals of hip-hop history, Home is an essential cornerstone to bringing socially conscious soul music and hip-hop close together. ~ Rob Theakston, All Music GuidePerformers: Will Bernard – Fender Rhodes; Josh Jones – Conga; Scott Storch – Fender Rhodes, Keyboards; Jay Davidson – Piano, Saxophone; Michael Franti – Bass, Guitar, Guitar (Acoustic), Vibraphone, Vocals, Vocals (Background); James Gray – Bass, Drums; Mary Harris – Vocals, Vocals (Background); Charlie Hunter – Bass, Clavinet, Guitar, Harmonica, Horn; David James – Bass, Guitar; Le le Jamison – Keyboards, Vocals (Background); Andy Kravitz – Drums, Percussion; Keith McArthur – Bass; |

Whole Lotta Bluegrass: A Bluegrass Tribute to Led Zeppelin $14.43 Unfortunately for rock music, bluegrass has officially replaced Muzak as its easy listening interpreter. What started off as a series of irreverent tributes thinly veiled as novelties has now become a full-blown epidemic of “good old boy” elevator music. It’s an unfortunate thing for bluegrass as well, because as the cut-out bins begin their eventual collapse under the dead weight of another Now Entering Sandman County — A Rodeo Clown Tribute to Metallica collection, the reputation of the genre itself — not the band it’s pretending to champion — suffers the consequences. Iron Horse’s Whole Lotta Bluegrass: A Bluegrass Tribute to Led Zeppelin is typical; typical in its flawless execution, its balanced selection of the obvious (“Whole Lotta Love”) and the not-so-obvious (“Kashmir”), and in it’s smirky ability to just wink through the song as opposed to take it anywhere legitimately interesting — they missed a great opportunity to turn the “Immigrant Song” into a “Rawhide” or “Mule Train”-style barnburner. Their dreadful take on “Stairway to Heaven” doesn’t even attempt the “simple” dynamics of the song’s second-half, and “Ramble On” and “Bron-Y-Aur Stomp” were both more successful at rounding up “down-home spirits” in their original incarnations than the soulless versions on display here. However, like most by-the-book novelty records, Whole Lotta Bluegrass will inevitably find its audience, an audience that will play it once for themselves, once for their friends, and once more to make sure that there are no scratches on it before they sell it. ~ James Christopher Monger, All Music GuidePerformers: Antoris Richardson – Banjo, Bass (Vocal), Dobro; Vincent Henry – Guitar, Guitar (Rhythm), Tenor (Vocal), Vocals |

Back Home $18.98 Eric Clapton claimed in the press release for Back Home, his 14th album of original material, that “One of the earliest statements I made about myself was back in the late ’80s, with Journeyman. This album completes that cycle in terms of talking about my whole journey as an itinerant musician and where I find myself now, starting a new family. That’s why I chose the title. It’s about coming home and staying home.” With that in mind, it becomes clearer that the studio albums Clapton released during the ’90s did indeed follow some sort of thematic logic. 1989’s Journeyman did find Clapton regrouping after a muddled ’80s, returning to the bluesy arena rock and smooth pop that had been his signature sound as a solo artist. He followed that with 1994’s From the Cradle, where he explicitly returned to the roots of his music by recording an album of blues standards. Four years later, he released Pilgrim, a slick album that had Clapton strengthening his collaboration with producer/co-writer Simon Climie (who first worked with EC on his electronica side project T.D.F.). If Pilgrim touched on father issues, 2001’s Reptile loosely returned Clapton to his childhood (complete with a smiling boyhood shot of him on the cover) and found the guitarist struggling with a seemingly diverse selection of material, ranking from ’50s R&B to James Taylor. After a brief blues detour on 2004’s Me and Mr. Johnson, Clapton returns to the sound and feel of Reptile for Back Home, but he doesn’t seem to be as tentative or forced as he did there. Instead, he eases comfortably into the domesticity that isn’t just the concept for the album, it’s reason for being. In fact, the album doesn’t need “back” in its title — ultimately, the album is just about being home (which, if the center photo of Clapton at home with his three young daughters and wife is to be believed, looks alarmingly similar to the set of Thomas the Tank Engine, complete with a painted rainbow shining through the window). While it’s hard to begrudge the 60-year-old guitarist for finding a happy home after all these years, what is puzzling about this calm, comfortable album is that Clapton is equating domestic bliss with a glossy, consciously classy sound that’s swept clean of dirt and grit, or even the blues. Consequently, Back Home is pitched halfway between the lite contemporary soul of Pilgrim and Clapton’s time as a Michelob spokesman in the late ’80s. Each track rides a tight, professional groove — sometimes a bluesy vamp, sometimes a reggae jam, usually something soulful but relaxed — and while instruments sometimes bubble up from the mix (sometimes it’s Clapton’s guitar, but just as often it’s Billy Preston’s organ, or occasionally a synth straight out of 1987), the emphasis is always on the smooth, shiny surface. Unlike such peers as Bob Dylan, Elton John, and the Rolling Stones who revitalized their recording careers with back-to-basics moves that stripped their music down to its essence, Clapton seems |

Home Sweet Home [Bonus Tracks] $18.98 Terry Manning’s 1970 solo album, Home Sweet Home, started off as something of a joke when he recorded a deliberately over the top psychedelic version of the Box Tops’ “Choo Choo Train.” When Stax Records asked for a whole album of such material, Home Sweet Home was the result. Like “Choo Choo Train” (included on the final LP), the album as a whole was over the top psychedelia, and indeed over the top mimicking of several manners of late-’60s trendy excess in hard rock, blues-rock, and soul music. There’s a tongue firmly planted in its cheek, however, which keeps it from being as tough an exercise to sit through as the records it was poking fun at — though only just. Whether it’s a ten-minute version of the Beatles’ “Savoy Truffle” (with early Moog effects), loving Manning-penned homages/satires of Jerry Lee Lewis (“Wild Wild Rocker”) and late-’60s dance-soul (“Trashy Dog”), or knowingly slightly hysterical covers of old blues tunes (“I Ain’t Got You”) and, again, the Beatles (“I Wanna Be Your Man”), he plows his way through the tracks with the fervid energy of a man who can’t decide whether he’s pulling off an inside joke or onto a work of genius. As is so often the case with these kind of projects, however, it’s much more an inside joke than it is a work of genius. That’s not to say it isn’t amusing, and it does hold some interest for serious Big Star fans for marking the first proper studio appearances by guitarist Chris Bell. Like many somewhat silly, somewhat inspired jokes, though, many will find the humorous novelty wearing off after one or two listens. [The 2006 U.K. CD reissue on Sunbeam adds historical liner notes (including Manning's own track-by-track commentary) and three bonus tracks, two of them covers (of the Music Machine's "Talk Talk" and the Beatles' "One After 909") that Manning worked on around the time of the original sessions, the other a live cover of Ann Peebles' "I Can't Stand the Rain" from 1991.] ~ Richie Unterberger, All Music GuidePerformers: Robert Moog – Moog Synthesizer; Jon Weiss – Moog Synthesizer; Chris Bell – Guitar; Christopher Bell – Guitar; Thomas Bingham – Guitar; Paul Cannon – Guitar; Howard Grimes – Drums; |
